Terms of Service

Effective 1 May 2025 — Governed by English law

These Terms of Service govern your rental of storage and workshop bay space at Stour Spaces, Stour Provost, Gillingham, Dorset SP8 5RY (“the Facility”). By entering into a rental agreement with us, you agree to these terms.

1. Rental Agreement

A rental agreement commences on the date agreed in writing between you and Stour Spaces. The agreement is a licence to occupy, not a tenancy, and does not create any proprietary interest in the property.

2. Payment Terms

  • Monthly rental is payable in advance on the same date each month.
  • A refundable deposit equal to one month’s rent is due before or on the commencement date.
  • Payment is accepted by bank transfer or standing order.
  • Late payment may result in suspension of access until arrears are cleared.
  • Persistent non-payment may result in termination of the agreement and recovery of goods as described in Section 9.

3. Permitted Use

  • Bays may be used for lawful storage or workshop purposes only.
  • The following are strictly prohibited: storage of flammable liquids, explosive or hazardous materials, perishable foodstuffs, living animals, illegal items, or firearms and ammunition.
  • Bays may not be used as a residential address or for sleeping.
  • Trade activities generating significant noise, fumes, or nuisance to neighbouring units are prohibited.
  • Sub-letting of any part of your bay is not permitted without written consent.

4. Access

  • Access to the Facility is available 24 hours a day, 7 days a week.
  • You will be issued access credentials (keys, codes, or fobs) on commencement of your agreement.
  • Access credentials must not be shared with third parties without our written consent.
  • Stour Spaces reserves the right to access your bay for inspection, maintenance, or emergency purposes, giving reasonable notice except in emergencies.

5. Security

  • You are responsible for providing and maintaining your own padlock on your bay.
  • CCTV operates throughout the Facility. Footage is retained for up to 30 days and may be shared with law enforcement where required.
  • While we take reasonable security precautions, Stour Spaces does not guarantee the security of the Facility and accepts no liability for theft, damage, or loss.

6. Insurance

You are strongly advised to insure the contents of your bay against all risks including fire, theft, and water damage. Stour Spaces does not provide contents insurance and accepts no liability for loss of or damage to stored goods.

7. Care of the Bay

  • You must keep your bay in a clean and tidy condition.
  • No modifications, drilling, painting, or alterations to the bay structure are permitted without prior written consent.
  • You are liable for any damage caused to the bay or the wider Facility by you, your employees, or your agents.
  • On vacating, the bay must be returned empty, clean, and in the condition it was provided.

8. Liability

To the fullest extent permitted by law, Stour Spaces excludes all liability for:

  • Loss of or damage to goods stored at the Facility.
  • Consequential, indirect, or economic loss.
  • Loss arising from interruption of access due to maintenance, emergency, or events beyond our reasonable control.

Our total liability to you for any claim shall not exceed the monthly rental paid in the month in which the claim arose.

9. Termination

  • You may terminate your agreement by giving 30 days’ written notice to hello@stourspaces.com.
  • Stour Spaces may terminate your agreement immediately if you materially breach these terms (including persistent non-payment).
  • On termination, your deposit will be returned within 14 days, less any deductions for outstanding rent, cleaning, or damage.
  • Goods left in the bay after termination may be removed and disposed of at your cost after reasonable notice.

10. Governing Law

These terms are governed by English law. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to These Terms

We may update these terms from time to time. We will notify existing tenants of any material changes by email, with at least 30 days’ notice before changes take effect.


Effective date: 1 May 2025. These terms replace all previous versions.
